Shared Facilities

Condominiums can share facilities amongst many sister condominium corporations. In a large urban centre (like Toronto), you can find three or four condominiums sandwiched into a city block sharing a common parking garage, electrical and maintenance rooms and other key building systems. However, most sister condos are not so closely connected. Typically, you find a few condominiums sharing certain discrete facilities like common recreation centres, gymnasiums or a common party room. Or you find separate high-rise condominiums connected by a common lobby, which share a concierge and/or security guard.

Shared facilities allow owners to access and use a facility that no one condominium could afford to maintain on its own. That being said, shared facilities arrangements can be legally complex, and that complexity is problematic if the sister condominiums find themselves in a dispute.
