The Multi-Purpose Agreement

Toronto Condominium Lawyers - Art by David Crighton

Do you have a number of owners who plan to do a lot of renovations to their condominium units? Will many of those renovations involve additions, alterations or improvements to the common elements? If the answer to both of those questions is "yes", then perhaps a GMA Multi-Purpose Owner’s Alteration Agreement package is right for your condominium community.

The Flat Fee Package
We offer the Multi-Purpose Owner’s Alteration Agreement as a flat fee package designed to encompass a number of common element changes. The purpose is to create a standard form owner’s alteration agreement permitting a given owner to make a variety of changes without having to continuously come back to the board for approval. Instead, the owner can simply sign a provision agreeing to install a particular permitted alteration in accordance with the applicable agreement specifications, each time the owner wishes to make that type of alteration to the common elements. Plus, only one agreement needs to be registered on title to the owner’s unit. The process is quite efficient as long as the owners follow the criteria set out in the agreement.

Our package includes permission to install the following:

  • Fences;
  • Mailboxes;
  • Satellite Dishes;
  • Landscaping; and
  • Storm and Screen Doors.

Our clients find the Multi-Purpose package to be a flexible alternative and particularly useful for townhouse condominium communities.

A Streamlined Enactment Procedure
The most efficient way to complete an owner’s alteration agreement is to have the owner complete an application form and follow a streamlined process created by the board. Our package includes the form of Owner’s Alteration Agreement, an application form, a board authorizing resolutions and an enactment procedure to help the board create such a process.
